Access Statement
Introduction
Warwick Lodge, Perranporth is a spacious, detached property, situated just uphill from the beach and village and enjoys glorious sea and beach views from the first floor double bedroom and it's decked balcony. It is located about 5 minutes walk from the village in a quiet road off Liskey Hill with a gradual approach to the house.
Warwick Lodge sleeps up to 9 people and has four bedrooms two being on the ground floor. It is a modern property built in 1989.
Pre-Arrival
Perranporth is signposted from the A30, just after the end of the dual carriageway. Turn right onto the B3285, then turn left onto the Newquay Road A3075. At Goonhavern turn right at the second of the double roundabout and rejoin the B3285.
Contiunue on this road past Perranporth Golf Club on the right and down Budnick Hill drive straight through the town and follow Truro B3284 signs, leaving the town turn left and go up Liskey Hill.
Liskey Hill Crescent is on the left 100m after the iron bridge do not use this turning but take the second turning further up the hill just before the post box in the wall. Once in Liskey Hill Crescent drive on and the house will be immediately in front of you as you approach. From Truro and the west follow signs for Perranporth, Take the first turning on the left 100m after the school and police station on the right.

By public transport Truro is the nearest mail line rail station. From Truro rail station cross over to the bus stop opposite the station and take the First Kernow bus No. 87(hourly) to the stop in Liskey Hill. Liskey Hill Crescent is a short walk up the hill (see driving instructions). If travelling by coach you will need to pick up the bus 87 at Truro bus station.
Key Collection, Welcome and Car Parking
- The key can be collected from our agents AK Holidays or Duchy Holidays. They will be happy to help if you have any queries.
- Parking is available for 2/3 cars and street parking is also available.
- The parking area has a gravel surface and is level.
- The house is lit at night by a street light.
Entrance
- The front door is 700mm/27.5ins wide.
- There are two steps from ground level to the front door both steps are 100mm/4ins in height leading into the house.
- The entrance is lit by a streetlight.
- The floor surface inside the entrance is wood laminate flooring.
Halls, Stairs, Landings, Passageways
- There is a large hallway with two bedrooms to either side. The area is well lit with ceiling spot lights. The hall floor surface is wooden laminate flooring.
- There is a passageway leading through to the kitchen with utility room and bathroom off to the right. The passageway is 840mm/33ins wide.
- On the other side a door leads to the open-plan lounge/dining room and stairs to the upstairs floor.
- The hall, stairs and landings are well lit using a combination of ceiling and wall lights.
- The floor covering is short pile carpet on the stairs.
- The staircase to the first floor has 13 steps, they are quite steep but have a handrail on one side, there is a quarter turn at the bottom of the stairs.
Sitting Room/Lounge
- The sitting room/lounge is situated on the ground floor with level entry from the hallway.
- The door opening to the lounge is 750mm/29.5ins wide.
- The room has a mixture of seating with three sofas and several arm chairs with non-feather cushions as well as some high chairs with arms, with a low coffee table.
- Furniture can be moved but care must be taken not to scratch the flooring or mark the walls.
- There is a widescreen digital television with Freeview and remote control, subtitles, and a DVD player a selection of books, DVD's and games.
- There is a CD/radio with remote control.
- There is wireless internet throughout the house.
- Lighting is natural daylight and by night levels are controlled by dimmer switches, with overhead lighting used as well as floor lamps around the room.
- There is a log burning stove.
- The flooring is wood laminate.
- There are patio doors at the end of the lounge leading to the decked are of the back garden.
Dining Area
- The dining area is situated on the ground floor with level entry from both the hallway and the kitchen.
- The door openings to the dining room from the hallway and the kitchen is 750mm/29.5ins wide.
- The dining table (moveable side to side) has legs on each corner, 710mm/28ins from floor to lowest point of table (under space) and is 800mm/31.5ins high.
- There is free space around the table.
- Chairs (all moveable) – 9 chairs with padded seats that have no arms, 2 chairs with padded seats with arms.
- Lighting is natural daylight including two velux skylights with wall lighting and table lamps around the room.
- The flooring is wood laminate.
- There are french doors at the end of the dining area leading to the decked are of the back garden
Kitchen
- The kitchen area is situated on the ground floor with step free, level access from the hallway and the dining area.
- The door opening to the kitchen from the hallway is 750mm/29.5ins wide.
- The door of the oven drops down and the handle is 950mm/37.4ins above the floor. The hob is 930mm/36.6ins above the floor.
- Worktop and sink are 930mm/36.6ins above the floor.
- The kitchen is fitted with an induction hob. Guests with a cardiac pacemaker or an implanted defibrillator should seek their doctor's advice before using an induction hob. There is also a microwave oven as well as a fan oven and grill.
- Fridge freezer available, highest shelf in fridge 870mm/34.25ins and lowest drawer in freezer 950mm/37.4ins.
- The kitchen is well lit with natural light, ceiling lights and wall lights beneath the cabinets.
- Glasses and crockery can be moved to lower level storage if required, please request when booking.
- The flooring is wood laminate.
Bedrooms and Sleeping Areas
- All bedrooms are carpeted with short pile, bedding is non allergenic.
- There are 2 bedrooms on the ground floor, with step free level access from the front door and hallway.
- The door openings to the bedrooms from the hallway is 750mm/29.5ins wide.
- The first ground floor bedroom has twin single beds (900 x 1900mm) height 660mm/26ins with divan bases there is no space beneath the beds.
- There is a single wardrobe for storage and twin bedside tables with reading lamps.
- The second ground floor bedroom has a metal framed triple bunk bed (1430 x 1990mm) with single overhead bunk reached by a metal fixed ladder. Clearance between floor and underside of bed is 220mm.
- There is a bedside table with a reading lamp and a double wardrobe.
- Both downstairs bedrooms have natural daylight are lit with ceiling pendant lights.
- On the first floor there is the master bedroom with a king size bed (1500 x 2000mm) height 660mm/26ins with divan base there is no space beneath the bed.
- The master bedroom is lit with dimmable ceiling lights, there is a velux window in the roof. There are french doors (2 x 530mm 25ins wide) leading onto a balcony with a step down of 250mm. There is seating for seven outside on the balcony.
- There are two bedside tables with reading lamps, a dressing table with stool and a chair.
- There is a walk in wardrobe with interior lighting.
- There is a second upstairs bedroom with twin beds (900 x 1900mm) height 660mm/26ins with divan bases there is no space beneath the beds, both upstairs bedrooms are reached by stairs only.

- The bedroom has natural daylight and is lit with a ceiling pendant light.
Bathrooms, Shower-rooms and Toilets
- There is a downstairs bathroom which has step free level access. The flooring is slate tiled.
- The door opening is 711mm/28ins wide.
- There is an over bath electric power shower.
- Grab rail diagonally in the shower area.
- Toilet is 420mm/16.5ins high.
- There is a hand basin 812mm/32ins high.
- There is a single lever tap on the wash hand basin and bath.

- The utility room is accessed from the hall.

Garden
- There is a small sized rear garden with a wooden decked area and lawn with a palm tree and bedding plants.
- The garden can be accessed from the lounge by one step either through the patio door or french doors.
- Access is also possible from the front of the house on both sides there are gravel footpaths to the back, but is easier and wider on the left hand side facing the rear.
- There is a rear gate with access to the back lane.
- Wooden table & chairs are available on the patio and are stored off-season in the shed.
- There is a rotary clothes dryer.
- There is an outside tap to wash wetsuits & hanging area in shed to leave them to dry.
- There is a log store on the right side of the building.
Additional Information
- Mobile phone reception can be poor.
- Additional equipment is also provided, hairdryer, iron, ironing board and vacuum cleaner.
- The nearest Doctor's surgery is less than half a mile away on Beach Road, the nearest A&E unit is Treliske (Truro) Hospital 8.5 miles away. Further information is in the welcome folder.
- There is also a minor injuries unit at Newquay Community Hospital which is 9 miles away.
